It still kinda feels like Im about to be examined. It reminds me of those weird minutes at the OBGYN where you're just kinda sitting there with your little paper blanket and no underwear on waiting for the doctor

Its too late to not spend now. Its already on my bank statements ... now I just wait to see if they think Im responsible enough ... or adult enough 

If not then I guess I replay adulting level 2 until I get enough experience

I mean across the board. Like a nice place in a nice neighborhood is way cheaper right now than 2019 bc everyone has run away to the suburbs and bought houses which is why I was under the impression it's currently a seller's market. Like there's actually apts in manhattan for 1500/month

They are really just looking for your debt to income, and job stability. Anything outside of those two things don't really phase them. They will do a credit pull to see if you have any liens or judgments against you. Those count as debt so, dti.

I feel better about it, now Im just waiting to see if/when I can start looking for a realtor.

You know whats freaking me out now? My mom seemed like she was all onboard then last night as I was collecting my documentation she was all like ... are you sure you know what you're doing?! I dont think its a good idea to apply for a USDA loand  and I was like well Im not doing that anymore then she was just like .... well you just need to wait until the times right.

As low as interest rates are, you'd be crazy not to if you got something picked out.

Yes, do this. Once you get qualified you will have a price range to look for. Don't buy anything that will require a credit pull until after the house closes and then, be careful not to make any big purchases.

The only thing I was potentially looking to buy after I officially have the keys to the house is furniture and probably a washer and dryer

Just a warning - when I applied for pre-approval, I wasn't expecting more than $250K.  When they did process the pre-approval, I asked how much (thinking they'd lowball me) I could get - I nearly choked when he said, "You're pre-approved for up to $475K".

I told the guy there was no way I could afford to pay that back in one lifetime, he laughed and said that not many realize that & get themselves buried in debt.

Also, if you've never gone through a closing, be prepared to sign your name so many times that eventually it will just be a couple straight lines.

I dont think I could handle more than 150,000 to be honest.
