got my demo permit today

never knocked down a building before, so we're gonna go big and demo an old warehouse we bought, out behind the bar. eventually, the space will be rebuilt into a glorious nano-brewery.

but for now, we break shit. anyone want their name painted on the wrecking ball before we do the deed?

we only need to notify neighbors 5+ days out. already got all utilities disconnected and insurance papers filed. small town = loose regulations.

it's an ugly old thing. gonna be a nice empty lot in about 3 weeks.

You don't need a wrecking ball for that.  Also, make sure you stay away from those power lines.  Nothing can get closer than 15' from those upper high voltage lines.

ssh you.

demo team says they can work around the power lines if they come at it from the east. they're actually deconstructing and reclaiming the wood and tin (building is ~140 years old), so they're being careful with their work.

building is coming down. it took a couple weeks to get the contents cleared and to dismantle the inside. now they're working on the shell, so there's finally some visible progress being made.

the rest of the south corner 2nd level (left side in last pic) is gone today as well. the demo guys are reclaiming all the wood they can through this process. just yesterday, they hauled off over 7000 sqft of 1x floorboards, wall boards, and roof boards (used instead of sheathing back in the day). the truss coming down from the roof is some good 2x12 stuff too, some as long as 25'. you can't see it in these pics, but there's an old hand-powered freight elevator in the back of the building as well that's still intact, and it will come down next week with the help of some heavy equipment to lift it out piece by piece.

these guys doing the work fit that bill pretty well. they scavenged the entire building, looking for anything that would be worth reselling before they started the deconstruction. they probably sold a couple thousand $ worth of stuff out the door before the demo started. i could have done it myself but i don't have the time or contacts those guys have. i almost called up the american pickers guys because their main office is only a couple hours from here, but i didn't want to put my personal business all over the tv.

they gave me a couple hundred bucks for the contents they sold. as for the lumber, i might get a few hundred back if those guys make a good chunk from selling it, but there's not set amount on that because they have cost in machinery and labor to take it all down. after they're done, i have a local landfiller / scrapper coming and sorting off all the scrap iron to haul off, and he's deducting whatever he makes on that from the bill for taking the rest of the debris to the landfill. they've taken a full 40-yard rolloff box of debris out so far, might be two or three more boxes left after deconstruction.

all said and done, it might cost me a couple thousand to remove the whole thing and end up with a clean lot.

well this took long enough. after the remaining structure became too unstable, the demo had to be put on hold until i could get some heavy equipment in to pull it down. so we sat still for 2 weeks until this morning. here's the "before"...

should have the lot cleaned up next week. then the construction part begins!

bump because pat got me thinking about this project again today while i was logged on.

so the plan has changed a bit, but we made some good progress before the winter put a stop to things. the lot is clear, but it took until july to get that finished up. we had to take up some of the old concrete because the heavy machinery caved it in on the east side. we'll have to re-pour that in the spring before we can do much else. but we have to install plumbing, water, and storm drains before we can do concrete, so we're a bit backed up there.

considering the setbacks with the concrete and some contractor (un)availabilities, the list of what we've accomplished is much smaller than we'd hoped it would be at this point (it usually is with jobs like this but meh). the stage and enclosure is up, the undamaged concrete is a couple applications away from being prepped and ready, and the fence is built around the perimeter. so after we get utilities installed, we pour concrete and build the restrooms and bar area. decorate and done!

the hope is to be up and running in the first half of the summer, depending on how quickly we can get back to work in the spring. we're no longer doing a nanobrewery on the lot because we're looking at buying an adjacent building to repurpose as the brewery. so the lot will be an outdoor venue that will eventually (hopefully) serve as the brewery's beer garden, with a stage for live stuff, an area to set up food trucks, two horseshoe pits, double restrooms, an enclosed bar, and comfortable seating for approx 80-100 people. it will be glorious. and you're all invited to the grand opening thing, whenever it happens.

thanks! it's been a giant pita because nothing moves at the speed i'd like it to, and we're already outpacing our budget by about 30%. at least i work in a bank, and they're invested enough at this point that they're not gonna cut me off before i finish it.
