Duplex but both units are mine, I rent one. I have family land at home and I plan on "retiring" there so when the time comes I'm going to have to find someone as stupid as me to unload this shit on. I thought I was building generational wealth but I didn't consider I could never own the fucking land it sits on...it's a headache and I hate it. But my tenant is cool and usually pays on time so I passively pay the land fees, but pound for pound I'm making nothing off of it.

Hit or miss. Their seasonal shit is top notch and they usually have some good niche items but some of their bottom barrel brands are complete horseshit. Like don't think their bottom brand Mac and cheese is gonna be like kraft or some shit. Same goes for most frozen shit like waffles and pot pies if your into that kinda thing. Just roll the dice, and see what you like and don't. I like their calzones and barbacoa. But their meat leaves a bit to get desired except for the chicken and chops...the beef is ass
