He's told me on more occasions than I can count on one hand, "I'm going to get someone over there to take care of it." Has anyone been over to take care of it? I'll give you one fucking guess.

No matter what the repair issue happens to be, he gets it fixed within 24 hours or he gives you a discount on the month's rent when a speedy fix isn't feasible. 3
